Waterproofing

Keep water out and keep your basement dry, for good.

Waterproofing

Interior and exterior water management that keeps your basement dry for good.

A wet basement is more than a nuisance — it damages finishes, invites mold, and lowers your home’s value. We install 3" or 4" perforated drain lines that collect water and route it to a sump basin and pump, and for exterior protection we apply a foundation wall membrane paired with exterior French drains. To keep roof runoff away from the foundation, we also offer buried downspout extensions that carry water safely out to your landscape.

What's included

  • 3" or 4" perforated drain lines to a sump basin and pump
  • Sump basin and sump pump installation
  • Exterior foundation wall waterproofing membrane
  • Exterior French drains
  • Buried downspout extensions (3" PVC) that daylight to the lawnscape
After encapsulation: crawl space floor and walls covered with a sealed white vapor barrier Before encapsulation: exposed soil in the crawl space Before After

Crawl space encapsulation: a barrier against ground moisture.

Encapsulation covers a crawl space’s exposed soil with a durable vapor barrier, sealed at seams, walls, and support piers. It limits moisture entering from the ground, helping keep the space drier and reduce musty odors and conditions that encourage mold and wood decay.

How it helps

  • Sealed vapor barrier limits ground moisture
  • Helps control humidity and musty odors
  • Helps protect floor framing from moisture damage
  • Drainage and dehumidification added when needed

Standing water and leaks should be addressed first. We assess drainage and humidity to determine whether a sump pump or dehumidifier is also needed.

Common questions

Waterproofing FAQ

How does the interior drain and sump system work?

We install 3" or 4" perforated drain lines along the foundation that collect water as it enters and carry it to a sump basin. The sump pump then discharges that water away from the home. It manages water at the point of entry and keeps the basement dry.

Do I need interior drains or exterior waterproofing?

It depends on the source and severity. Interior perforated drains and a sump handle water that reaches the basement, while an exterior wall membrane and French drains stop it before it gets there. We’ll walk you through the trade-offs and recommend only what your home actually needs.

What do you do with my gutter downspouts?

Downspout extensions are an option to move roof runoff away from the foundation. Our standard application buries 3" PVC lines that carry water at least 10 feet out and daylight into your landscape, so water never pools against the wall.
